Set A Scene Home Staging and Interior Design will get your home ready to sell. As an Accredited Staging Professional, I have been staging homes in the Sioux Falls area since July of 2005. With over 200 homes staged, I have the experience to properly position your home for sale in any market. Selling a home is an emotional time. My goal is to take away some of the stress by helping you sell it faster and for top dollar. There is a lot of competition for sellers today. More homes are for sale than ever before, and the best way to set yourself apart is with careful pricing and deliberate preparation. Staging your home puts it in the best possible light for buyers.
When a home is staged, a buyer can mentally move their own belongings into your home. They can see how things could be. A buyer who has the opportunity to really imagine your house with their things in it, will be more likely to make an offer. And offers are what we want!
My job is to help prepare your home for buyers, making it appear more spacious, full of life and light. When your house is really ready to be shown by staging it, your stress levels will diminish. You will know you have done everything possible to present your home in the best light. We will work together to help buyers see the value in your home.
Home Staging Myths Debunked
Myth 1: Staging is Decorating ...
Fact: Staging is NOT decorating or design! Decorating or design is personalizing and Staging is De-Personalizing and preparing a house for the unknown Buyer. That is why it’s KEY that you hire someone with training specifically on how to prepare a house for sale.
The Accredited Staging Professional Designation (ASP) is the ONLY nationally recognized professional designation for Home Staging. Make sure to hire someone with this professional designation when selecting a qualified Home Stager.
TIP: When the focus of the Staging becomes about things and not your house, then you are working with a decorator and not a trained Stager. An ASP Stager can use existing items in a house and their creativity to properly Stage a house for sale.
Myth 2: Staging Costs Too Much ...
Fact: Staging is an INVESTMENT in getting a house sold and the investment in Staging is always less than a price reduction. An ASP Stager has been trained to work with a seller’s budget and time frame to properly Stage a house. Can you afford NOT to Stage? When compared with the other costs associated with the sale or purchase of a home, Staging is very reasonable.
Myth 3: All I Need Are Lights, Flowers & Music ...
Fact: Lights, flowers and music are great for showing a house, but that is not Staging. Staging requires an objective and professional assessment of a house’s strengths and challenge areas, and solutions to help buyers fall in love with what they see. This requires an Action Plan!
Myth 4: I Can Just Watch One of Those Shows ...
Fact: The shows on HGTV and similar channels give sellers the idea that they need to do something to their house to prepare it for sale, but sellers cannot truly be objective in a house they have been living in. They need a third party independent opinion to get it properly Staged. ASPs have the experience and ideas to help sellers get their houses ready, and we honor our clients and work closely with Realtors to help get a house sold.
About Me
I trained to become an Accredited Staging Professional (ASP) through StagedHomes.com in Minneapolis in July of 2005. Staged Homes is the only nationally recognized accredited program and is taught by the creator of the Home Staging industry, Barb Schwarz. I worked for a realtor in Sioux Falls as his assistant for 2 years, so I understand our local housing market. I also worked for 2 years as a design consultant at Norwalk Furniture and Design. I understand the emotions a seller is facing when selling a home, and I have the skills to help them through it.
